The Maintenance Tech II is to oversee the general upkeep of the hotel property and infrastructure, maintain building operations, and ensure that the facilities are safe and

functional at all times. The Maintenance Tech II will manage technical repairs, aesthetic maintenance, and manage routine maintenance and emergency repairs to prevent and resolve safety or comfort issues.

CORE RESPONSIBILITIES

  • Respond and attend to guest repair requests.
  • Perform preventive maintenance on tools and equipment, including cleaning and lubrication.
  • Visually inspect tools, equipment, or machines.
  • Identify, locate, and operate all shut-off valves for equipment as well as take required readings on equipment.
  • Display ability to read standard blue-prints and electrical schematics concerning plumbing and HVAC.
  • Display solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.
  • Safely perform highly complex repairs of the physical property, electrical, plumbing and mechanical equipment, water lines, air conditioners, refrigeration and pool heaters - ensuring all methods, materials and practices meet company standards and Local, State, and National codes with little or no supervision
  • Troubleshoot and perform repairs on all types of equipment (e.g., pump and motor replacement), plumbing (e.g., plunge toilets and unclog drains), electrical equipment including lamps, air conditioners, HVAC equipment, cosmetic items, extension cords, vacuum cleaners, internet devices, furniture, kitchen equipment, swimming pool/ spa, sheet rock/ wall coverings, replace electrical switches and outlets, program TV's, and program hotel electronic lock systems.
  • Perform advanced troubleshooting of hotel Mechanical, Electrical, and Plumbing (MEP) systems.
  • Follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials.
  • Perform other reasonable job duties as requested.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Display advanced knowledge in the following areas: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, and/ or general building management.
  • Display basic computer skills including inputting air handler schedules and making temperature changes.
  • Must be able to multitask and prioritize departmental functions to meet deadlines.
  • Strong attention to detail and organizational skills to prioritize and manage multiple tasks effectively.
  • Must be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessary.
  • Physical stamina to perform manual tasks, lift heavy equipment, and work in various weather conditions

EXPERIENCE

  • 3 years experience in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building.
